OVERVIEW:
Job Duties & Responsibilities
Negotiate Leases: Responsible for direct negotiation of key components to the lease which pertain to Construction, Planning and corporate brand specifications and prepare Lease Exhibits for inclusion in the leases. All Lease Exhibits must be approved by the Senior Director of Development, DSG and Landlords. Work cross-functionally with the Legal Department, outside counsel, Real Estate Deal Makers and Landlords to complete each assigned site lease. Specifically negotiate and coordinate the exterior elevation (Exhibit K) with the Landlord and in some cases with the local municipality to achieve the companies prototype or when that is not permitted, prototypical elements.
Real Estate Committee Materials: Oversee the production of required documentation and materials for Site Qualification, Real Estate Site Tours and Real Estate Committee Meetings for sites within a defined territory.
Store Budgets: Work with Construction, Store Planning and outside vendors to build a construction budget for each regionally assigned store prior to submitting to Senior Director of Development, and Real Estate Committee Approval at the time of Lease Execution.
Lease Support: Ability to interpret and resolve issues relating to the leases throughout the life cycle of a new store.
Feasibility: Work cross-functionally with Construction, Store Planning, other internal departments along with Landlords, Architects and Engineers to determine the physical feasibility of sites and/or buildings. Analyzing and interpret materials in CAD programs for feasibility. Work with outside vendors and other internal departments within DSG to obtain and understand key information to obtain a complete understanding of the site.
Process Improvement: Ability to identify key areas in the processes within the Real Estate Department and work to revise, enhance and/ or improve the current standard. Work with other departments to organize Real Estate functions and processes.
Management: Assist in developing and training the Assistant Development Manager role. Assist with the onboarding and ongoing learning of other positions within the department to including; new Managers of Real Estate Development, and Development Associates.

Targeted Pay Range: $95,200.00 - $158,800.00. This is part of a competitive total rewards package that could include other components such as: incentive, equity and benefits. Individual pay is determined by a number of factors including experience, location, internal pay equity, and other relevant business considerations.
