About the team

The Senior Loan Delivery Specialist will be responsible for auditing loan documents to ensure compliance with all investor and internal audit requirements, running a pipeline with challenging deadlines, and shipping files to investors. The role will also involve resolving ULDD errors, reviewing loan delivery status for files shipped via Encompass Investor Connect, and ensuring that all existing contractual obligations for allocated investors and servicers are met. The Loan Delivery Specialist will ensure government files, activate mortgage insurance and assist with piloting new programs as our product offerings expand.

About the role


Complete a detailed checklist audit review of each loan file to ensure compliance with investor and internal audit requirements. Advance any issues to the team lead or manager as necessary.
Handle audit and delivery pipeline with complicated deadlines. Requesting lock extensions from the capital markets team when vital.
Ensure all required loan-specific tasks are completed in LOS prior to shipping files to investors. Resolve ULDD errors when delivering to agency investors. Review loan delivery status for files shipped via Encompass Investor Connect and troubleshoot and call out any errors. Enter correct investor loan numbers and servicing info into File Contacts.
Insure government files by entering and reviewing required loan data on FHA Connection and VA LGY Portal. Create and upload FHA binders for pre/post endorsement review and audit when required by HUD. Transfer FHA case # servicer or holder when FHA loans are purchased by investors.
Review MI Cert for discrepancies and bring up issues to management. Activate mortgage insurance by emailing activation and transfer requests and cert to the designated mortgage insurance provider and request checks from accounting for upfront premiums due.
Assist credit policy with compiling and uploading documentation required for QC audits when required by MI Companies, HUD, or any other business partner.
Pilot new programs by working cross-functionally with other post-closing groups on onboarding new investors, warehouse banks, and loan delivery program types. Assist with crafting documentation for operational improvements and enhancements and testing new features as they are released into production.
Provide feedback on how to improve the delivery and audit process through automation. Provide feedback to management on recurring issues to facilitate resolution and improvement of internal processes.

This role has been categorized as an Office position. “Office” employees regularly work at an existing ZG corporate office for approximately 80 to 100 percent of their time each month. Employees must live within reasonable commuting distance of their designated ZG office. ZG has not defined a reasonable distance, and expects employees will use judgment in determining this for themselves and understand the implications re: time commitment and cost of daily commute.

In California, Colorado, Connecticut, Hawaii, Illinois, Maryland, Minnesota, Nevada, New York, Washington state, and Washington DC the standard base pay range for this role is $22.20 - $33.40 Hourly. This base pay range is specific to California, Colorado, Connecticut, Hawaii, Illinois, Maryland, Minnesota, Nevada, New York, Washington state, and Washington DC and may not be applicable to other locations.

In addition to a competitive base salary this position is also eligible for equity awards based on factors such as experience, performance and location. Actual amounts will vary depending on experience, performance and location.

Who you are

3+ years of experience in mortgage, preferably within Post-Closing.
Experience working with Encompass and other mortgage loan processing software.
Knowledge of FHA and VA loan programs and guidelines.
Strong attention to detail and ability to handle several tasks and deadlines.
Excellent communication and problem-solving skills.
Ability to work independently and as part of a team.
Experience working with Bond, DPA, and/or Jumbo loan products is strongly preferred.
