We are seeking a Senior Manager of Development and Construction to join our team! This role will oversee development and construction activities for strategic reinvestments across our national retail portfolio. They will manage multiple projects, including store remodels, brand conversions, M&A due diligence, and special initiatives to grow our brands.

We are targeting $125,000-$145,000 base salary with annual 15% bonus potential. Additionally, this position is eligible for $20,000 annual LTIP. Up to 50% travel may be required for this role.
POSITION MISSION
Leads multiple simultaneous projects and is accountable for a given project’s success (i.e. costs, schedule, quality, and safety). They are responsible for all phases of project execution, from concept and scoping through design, entitlement, delivery, and turnover. Finally, they aim to improve operational efficiency, pursue continuous improvement of processes and specifications, develop and implement best practices, and promote a commitment to company values/culture. This role requires regular engagement with key company stakeholders both laterally and upward, leadership of mixed internal/external project teams, and mentorship of other staff.
RESPONSIBILITIES INCLUDE, BUT ARE NOT LIMITED TO:
- Actively shape and contribute to the overall Development team’s strategic goals and execution plans; Engage laterally with other departments to ensure non-new store development and construction priorities align with operational needs, P&L efficiency, and broader corporate objectives
- Identify, scope, and execute on opportunities for national portfolio optimization, including renewal analysis and targeted value-add reinvestment via multi-site remodel programs, intra-company brand conversions, or other non-new store projects as benefit the company
- Assist in the evaluation, scoping, and due diligence of potential merger and acquisition targets, with a focus on facility assessments, conversion/remodel implications, and real estate positioning
- Build and maintain models for development and construction related capital expenditures; Present capital project requests to corporate leadership for investment consideration and approvals
- Represent the company in engagement with relevant authorities having jurisdiction (AHJs), external stakeholders, utility providers, and the public to address potential risks and advance project delivery
- During preconstruction, direct the project RFP process, review bid packages, manage RFIs, review and approve materials quotes, and level and negotiate vendor bids
- During construction, direct the project management process, manage external design and construction partners to ensure conformance with scope and schedule, review change orders, advance RFIs/submittals, and report project progress both laterally and upward as required; Close projects out with turnover to operations, oversee punch process, reconcile final costs, and obtain closeout documentation
- Track and ensure projects are completed on schedule, within budget constraints, and in accordance with relevant contracts, as well as company requirements; Maintain project file and email system in adherence with standard best practice and audit
- Ensure project sites are visited as needed to ensure on-time completion, quality of work, and adherence to plans and project specifications; Address and solve challenges, taking corrective actions as warranted
REQUIRED KNOWLEDGE, SKILLS & ABILITIES
- Minimum 6-8 years of experience in a broad spectrum of Real Estate and Development activities, with a demonstrated level of achievement and proven track record as a responsible manager of risk due diligence, building design, project entitlement, and construction management
- Experience leading teams of mixed internal/external stakeholders through both direct reporting structures and by influencing without authority as required
- Ability to think strategically, creatively challenge conventional solutions, and lead change by building trust and credibility
- Demonstrated problem-solving, analytical, critical-thinking, and decision-making skills
- Demonstrated ability to calmly and professionally resolve and/or escalate issues with clients, vendors, and other third parties in a timely manner
- Relevant knowledge of, and experience with, the solicitation, negotiation, award, and diligent management of contracts, including the preparation and analysis of bid scope and vendor qualifications
- Ability to read and interpret drawings and specifications
- Ability to effectively use industry standard tools and software, such as Microsoft Office Suite, Bluebeam, Procore, and scheduling programs
EDUCATION – TRAINING – EXPERIENCE
- Undergraduate degree in architecture, construction management, urban planning, real estate, or related field
- Advanced degree in a related field, or continued education and training in design, construction, or project management
