POSITION OVERVIEW:

The Annex Management Group is seeking a Senior Floating Property Manager with Affordable Housing Experience. The Senior Floating Property Manager is responsible and accountable for more than one property in the portfolio, providing excellent customer experiences, supporting our company mission, and achieving property goals. This role is remote with significant travel requirements. 


ESSENTIAL DUTIES:

Include but are not necessarily limited to the following:

  • Due Diligence / Property Setup Collaborating with the developers to gather all information about the property.
  • Setting up the property in our systems (OneSite, SharePoint, etc.).
  • Lease-up of the Property:
  • Lead the lease-up team from start to finish, which is a collaborative effort.
  • Staffing
  • Logistical:  office, systems, workflow, etc.
  • Finalization Tie up all loose ends from the lease-up then pass the baton to the RVP. 
  • Examples:  Qualification tracking, Certified Rent Rolls, Meet DCR, other reporting, all ACC systems set up and running.
  • Collaboration This position serves as The Annex Group point person for each property in lease-up from start to finish. It requires collaboration and communication with the developers, the general contractors, and all departments within The Annex Group.
  • Provide excellent experiences for our prospects, residents, vendors, community partners, investors, and owners.
  • Provides support and oversees setup of the initial property operations.
  • Manages qualified occupancy, and pre-leasing efforts.
  • Conduct financial analysis for each property monthly.
  • Oversee all compliance requirements from affordable funding sources (e.g., LIHTC, HOME, etc.)
  • Excellent execution of community resident services that positively impact their lives.
  • Execute best-in-class curb appeal and property appearance standards.
  • Achieve above-average resident survey results.
  • Manage the property by achieving key performance indicators including but not limited to:
    • Achieving  budgeted occupancy
    • Achieving Controllable Net Operating Income
    • Achieve Collections at or below 2.5%
    • Execution of the Community Impact Plan
  • Adhere to company policies and standard operating procedures.
  • Adhere to LIHTC (Low Income Housing Tax Credit) program requirements including but not limited to qualifying households, annual recertifications, state agency and investor reporting, and property-specific requirements.
  • Managing property team members to ensure adherence to company policies and standard operating procedures. 
  • Successful and accurate documentation of all internal and external reporting.
  • Process daily accounting functions related to financial management, accounts receivable, and accounts payable. 
  • Maintain the property to the required health and safety guidelines. 
  • Other duties as assigned.

QUALIFICATION REQUIREMENTS:

  • Property management experience is required.
  • LIHTC Affordable Housing Experience Required
  • 2-3 years previous management experience required.

  • Ability to work independently and successfully execute multiple assignments.

  • Must have basic knowledge of accounting and budgeting.
  • Ability to work on multiple projects simultaneously with frequent interruptions.
  • Must have a valid U.S. driver’s license.

TECHNICAL/COMPUTER SKILLS:

  • Working      knowledge of social media and MS Office software programs is necessary
  • Ability and willingness to effectively use other job-related technology tools.
