Position Summary
The Senior Escrow Specialist plays an important role in the organization by performing a number of activities related to the company’s escrow function. The role is responsible for providing support to escrow team members, handling complex projects, and completing workload within.
Essential Functions
- Research items and complete tasks within SLA related to tax, insurance, loss draft, and mortgage insurance.
- Responsible for understanding the department/functional area objectives and goals and how own job contributes to achievement of these goals; may recommend changes and enhancements based on analysis and evaluation of circumstances.
- Work under broad direction with some latitude for independent actions; guided by professional standards, desired outcomes, and unit/project/program specifications.
- Conduct independent research/analysis to identify the appropriate approach.
- Work reporting not limited to but including, exception files, billing files, reconciliation reporting, loss draft monitoring reports, and loan set up items while ensuring data accuracy.
- Complete accurate and timely loan tasks and maintenance to include but not limited to, completing escrow analysis, updating mortgage insurance premiums, updating hazard information, updating tax amounts, and monitoring loss drafts.
- Process certificate activations, disburse upfront premiums, and verify that internal systems accurately reflect mortgage insurance information on newly set-up conventional loans that include PMI.
- Process mortgage insurance removal request, auto terminations, loss draft draws, escrow waivers, and escrow adds accurately and within established timeframes.
- Respond to all calls, correspondence, emails, and inquiries timely and in accordance with investor guidelines.
- Follow all guidelines, regulations, and laws established by the company, investors, or state and federal bodies.
- Support team members and ensure that all team productivity is completed on a weekly and month-end basis.
- Handle management, branch, and customer escalations quickly and accurately.
- Oversee and monitor complex projects while assigning individual task and ensuring timely completion.
- Work QC reporting ensuring accuracy and report findings to management.
- Ensure processes are documented by creating and document job aids.
- Accurately and timely document loan activity within the system of record.
- Communicate effectively with individuals/teams to ensure high quality and timely response and resolution to customers’ requests.
- Participate in activities and projects designed to improve business performance.
- Demonstrate and promote Guild Core Values.
- Perform other duties as assigned.
Qualifications
- High school diploma or equivalent required; bachelor’s degree in business, Finance/ Accounting, Legal, or related field preferred.
- A minimum of three years’ experience in mortgage loan servicing required.
- Proficiency with Microsoft office and basic computer operation required.
- A general knowledge of mortgage banking processes, terminology, documents, etc.
- A general knowledge of Federal and State mortgage regulations.
- Demonstrate patience and professionalism when interacting with consumers.
- Excellent verbal and written communications skills required.
- Highly organized and detail oriented; ability to work in a fast-paced, deadline-driven environment required.
- High level of creativity required in order to solve problems.

- Minimal supervision required.
- Apply sound judgment in execution of core job responsibilities.

Requirements
Physical: Work is primarily sedentary; occasionally walks and/or stands.
Manual Dexterity: Frequent use of computer keyboard and mouse.
Audio/Visual: Ability to accurately interpret sounds and associated meanings at a volume consistent with interpersonal conversation. Regularly required to accurately perceive, distinguish and interpret information received visually and through audio, e.g., words, numbers and other data broadcasted aloud/viewed on a screen, as well as print and other media.
Environmental: Office environment – no substantial exposure to adverse environmental conditions.

Targeted Salary Range: $22.07/hr to $29.18/hr
Compensation at Guild is influenced by a wide array of factors including but not limited to local and federal minimum wage requirements, education, level of experience, and applicant’s geographical location.
