Job Summary:
The mission of Regional Director is to continue building out our operational processes and to drive the property performance of the Region to achieve increased revenue month over month. With a focus on the financials and budgets, the Regional Director will set the performance expectations and assure the FreeUp Storage Property Management team is accountable, trained and engaged. This person should be prepared to travel 50-75% of the time as this is a growing portfolio.
Requirements
Key Results:
- Across the portfolio, lead the team to achieve at or above 75% conversion on leads and reservations.
- Grow physical occupancy to 92% across the portfolio and lead teams to achieve a delinquency goal of 2.5% or less.
Main Objectives and Responsibilities:
- Using financial, budget, operations and services knowledge increase the month over month revenue for the portfolio.
- Drive NOI through proper budget management, operational excellence, maximizing existing revenue streams, and finding new sources of revenue
- Set performance objectives for each of the properties and coordinate to assure resources and trainings are in place at each property to understand and meet the performance needs.
- Design the training and support plan for the district managers, area managers and property managers, coordinating with the training team for implementation, process, and content.
- Maintain and update the Performance appraisal system for properties
- Escalated customer issues, incident reports, legal action response
- Maintain property aesthetics including assisting with CAPEX budgeting and execution

- Communication - Excellent written and verbal communication skills. Ability to be tactful and articulate
in stressful situation or with a variety of people from all backgrounds.
- Business Acumen - General marketing knowledge and ability to ensure brand guidelines. Strong understanding of business revenue goals; ability to read a P&L and manage a budget.
- Curiosity - Research and be up to date on the market trends and forecast. Dive deep into company systems and metrics to solve issues and identify new systems and processes.
- Initiative - Has a bias for action and is not afraid to be the first to speak up or take a fresh approach to something. Appreciates the trust and autonomy that comes with a macro-managed environment.
- Organization - Able to handle a variety of task while still practicing good time management and communication to deliver assigned projects or important project milestones on time. Tend to multiple problems at once.

Qualifications:
- Bachelor's Degree from a 4-year university or college
- Property Management Experience
- Self-Storage background
Benefits
Salaried position ranging from $90,000 to $125,000 with potential for profit sharing.
