Job Description
The Real Estate Coordinator initiates, coordinates, processes, and monitors the various Due Diligence requirements that are designed to expeditiously complete Rebuild projects and other Development related activities. Key customers include Legal, USCG, Development Team, Asset Management as needed, and other Home Office Staff.
Principal Accountabilities
In addition to following McDonald’s policies and procedures, principal accountabilities include, but are not limited to:
§ Works closely with the Construction Coordinator, Field Office Development team and legal to monitor and expedite the Rebuild process.
§ Champions the coordination with key partners and other stake-holders.
§ Works closely with RE Lead and FET Portfolio Manager.
§ Maintains relationships with, and may source, title companies, surveyors, environmental consultants, other third party consultants, contractors, brokers and suppliers.
§ Facilitates execution of entitlement applications for various project types that require landowner/property owner approval. Works directly with Legal to secure property owner consent and/or execution of agreement relative to the proposed reinvestment.
Cost Management
§ Reviews, reconciles and processes soft costs expenses related to Rebuild transactions or other Real Estate related activities including but not limited to title, survey, aerials, soils, consultants, property valuations etc.
§ Ensures that Rebuild costs are reviewed, monitored and updated as necessary.
§ Maintains track of outside counsel spending per project.
§ Maintains track of site maintenance submissions for various expenditures.
§ Works on release of performance bonds/escrows, etc. on completed projects. Maintains tracker of status of release.
§ Assists with project closeouts.
Process Management
§ Orders due diligence from various vendors, including following up with vendors to ensure receipt of necessary materials in a timely manner.
§ Reviews the due diligence materials to ensure accuracy and to settle information we may need to gather from other internal sources, such as the operator or construction.
§ Facilitates and actively participates in Core project meetings and calls.
§ Monitors updates and assists in the coordination of key project schedules and processes to facilitate the execution of the Core Project Annual Plan.
§ Expedites and ensures the resolution of all conditions required to close a Rebuild transaction (title, survey, valuations, closing documents, etc.).
§ Collects, inputs, and provides information that supports the planning process.
§ Works with various stakeholders to resolve property management issues that may hold up Rebuild deals (legal clearance, property disputes, condemnations, excess property issues, contracts and deed restrictions, etc.).
§ Ensures that site files are organized, maintained and updated.
§ Assembles, processes and verifies completeness of Due Diligence as required for each deal.
§ Facilitates Restaurant Close process through RCA. Works with Portfolio Manager to coordinate closing with Owner-operator, Landlord or other various parties. Tracks closing date accordingly.

The expected salary range for this role is $33.75 – $42.19 per hour

Qualifications
Candidate should possess specific knowledge of commercial real estate (primarily retail and ground up development), have experience with interpreting and negotiating various legal documents, understand title and survey documents, and have proficiency in the full Microsoft Office Suite with an emphasis on Excel, Power Point. You should have generally strong technical skills with the ability to adapt to other software applications such as TRIRIGA and Co-Star, SharePoint, SmartSheet and other proprietary software.
In addition, the ideal candidate will possess proven interpersonal skills, have the ability to balance relevant priorities, have very strong communication skills with the ability to express ideas effectively, work well in a fast-paced environment and can adapt easily to changing processes and responsibilities. Candidate must also be effective at working remotely and be able to meet deadlines and other deliverables with moderate supervision.
