Manager, Maintenance and Utilities

The Manager, Maintenance & Utilities Operations is responsible for supervising and coordinating the operations of a facility maintenance team to ensure the building and utilities are maintained and operating in a safe and efficient manner. The team consists of skilled craftsman across multiple trades - i.e. pipefitters, mechanics, electricians, HVAC, and instrument technicians. The position is in Rahway, New Jersey. The Rahway Campus is a pharmaceutical research campus and future company headquarters. 

Responsibilities: This position collaborates with site Department Heads and Supervisors to fulfill the department's requirements. The person in this role should be proactive and analytical, constantly seeking ways to optimize operations and increase efficiency. They will oversee daily preventative and corrective maintenance for their designated area(s), which may involve providing technical insights into mechanical utilities such as HVAC, steam, water, and other systems.

  • Coordinate all plant maintenance activities among our clients, in-house tradespeople, and external contractors.

  • Oversee trades responsible for installing, inspecting, repairing, and maintaining building systems, including mechanical, electrical, control systems, and utility piping.

  • Ensure the reliable operation of essential utility systems such as water, HVAC, steam and hot water, building management systems, and compressed air.

  • Monitor work orders to guarantee they are completed within the set timelines and meet quality standards.

  • Carry out and confirm the completion of preventive maintenance on utilities and equipment.

  • Arrange for outside contractors and skilled tradespeople to complete necessary work.

  • Develop and revise Standard Operating Procedures (SOPs), write investigation reports, and implement Corrective and Preventive Actions (CAPAs) as needed.

  • Educate the facility team on SOPs, safety procedures, and the organization's policies.

  • Promote and uphold a safe, compliant, and efficient work environment.

  • Assist with other engineering department tasks as required.

  • Expedite the delivery of parts through our Storeroom vendor to quicken the turnaround time for critical repairs.

  • Adapt to changes in work priorities to support the facility's production schedule.

  • Respond to emergency calls after hours and on weekends when necessary to meet business needs.

Position Qualifications:

Minimum Education Requirements: 

  • A Bachelor's degree in Facility Operations, Engineering, or a related field, with progressively increasing responsibilities.

OR

  • A high school diploma and an apprenticeship from a trade school, with five (5) years of experience in plant maintenance, focusing on electrical, mechanical, pipefitting, and/or HVAC systems.
