Position Summary

Loss Mitigation Specialist, Foreclosure plays an important role in the organization by performing a variety of activities directly related to the organization’s Loss Mitigation functions.  The role is responsible for working with borrowers experiencing significant delinquency to determine Foreclosure Referral eligibility. He or she analyzes each file to assure that each Foreclosure referral is compliant against CFPB, Federal, State, and Investor regulations.  

Essential Functions

  • Provide foreclosure recommendation filing based on review of delinquent loan population reports.
  • Audit foreclosure recommendation files to ensure documents meet CFPB, State, and Investor regulations.
  • Prepare and mail regulatory letter on each file and update appropriate system information accordingly.
  • Request and manage original documents to prepare foreclosure referral virtual files
  • Follow up on outstanding issues to ensure foreclosure referral decision process is completed timely and in accordance with CFPB, federal, state, local and Investor regulations and guidelines.
  • Identify applicable options and communicate updates to managers, teammates, and borrowers, as needed.
  • Maintain regular communications with borrowers; explore, analyze, and respond to issues and concerns via phone, email, and mail.
  • Provide accurate and complete information to resolve issues and follow up on any outstanding issues or commitments promptly.
  • Prepare complete and accurate call notes, written documentation, etc. to update customer files in system.
  • Communicate effectively with individuals and teams to ensure high quality, timely response, and resolution to issues.
  • Assist with internal and external audits, and compile pre- and post-findings to investors, including CFPB.
  • Participate in activities and projects designed to improve foreclosure referral business performance and processes.
  • Identify and stay current on changes in industry regulations, and recommend updates to internal policies, procedures, policies, and systems based on new/changed requirements.
  • Maintain and update procedure manual to ensure internal procedures comply with investor and regulatory requirements.
  • Analyze and make recommendations to resolve problems using sound judgment, expertise, and experience to create positive outcomes.
  • Other duties as assigned.

Qualifications

  • High school diploma or equivalent required; college courses or a Bachelor’s degree in Finance, Business or a related field preferred, along with three or more years total back office mortgage servicing experience required, with at least two years working in loss mitigation roles emphasizing home retention for FHA and VHA borrowers.
  • Strong working knowledge of FNMA, FHLMC, FHA and VA mortgage loan documents, including overall processes and inter-relationships, standards and requirements, terminology, compliance and regulatory requirements related to federal debt collection laws, Federal Bankruptcy Laws, and proper handling of other legal situations.
  • Knowledge of Standard Operating Procedures, CFPB, FCRA and FDCPA preferred.
  • Strong interpersonal and problem-solving skills.
  • Highly organized and detail oriented; ability to work in a fast-paced, department-metrics-driven environment required.
  • Intermediate math skills required.
  • Proficiency with basic internet searches, data entry, Microsoft Word, Excel and Outlook required.
  • Familiarity with document retention software; Blitzdoc preferred.
  • 10-key by touch strongly preferred.

Supervision

  • Moderate to intermittent supervision required, depending on experience level
  • Moderate level of independent judgment and decision-making

Requirements

  • Physical: Work is primarily sedentary; mobility in an office setting.
  • Manual Dexterity: Frequent use of computer keyboard and mouse.
  • Audio/Visual: Ability to accurately interpret sounds and associated meanings at a volume consistent with interpersonal conversation. Regularly required to accurately perceive, distinguish and interpret information received visually and through audio, e.g., words, numbers and other data broadcasted aloud/viewed on a screen, as well as print and other media.
  • Environmental:  Office environment – no substantial exposure to adverse environmental conditions.

Targeted Salary Range: $18/hr to $24/hr 

Compensation at Guild is influenced by a wide array of factors including but not limited to local and federal minimum wage requirements, education, level of experience, and applicant’s geographical location.
