POSITION SUMMARY:

The Lease-Up Project Manager oversees and coordinates the lease-up process for new properties, ensuring the efficient execution of leasing activities, compliance with housing program requirements, and timely turnover of units for move-in. This role works closely with on-site teams, providing support to meet occupancy goals while keeping regional leadership informed on key performance metrics. 

ESSENTIAL FUNCTIONS: 

  • Oversees the lease-up process of multiple properties, coordinating leasing activities, application reviews, and unit preparations for move-ins in a floating capacity. 
  • Ensures compliance with housing programs (e.g., Section 42, Section 8) and local regulations. 
  • Develops move-in schedules and task assignments to meet occupancy targets in collaboration with on-site staff. 
  • Regularly reports property performance, occupancy rates, and financial metrics to the Regional Manager and VP. 
  • Processes applicant files according to housing program requirements, maintaining accuracy and timeliness. 
  • Stays informed on federal, state, and local regulations affecting lease-ups and resident needs. 
  • Facilitates leasing efforts by ensuring applications are processed promptly and leasing documentation is completed. 
  • Coordinates with marketing to enhance visibility and maintain lease-up momentum. 
  • Documents all prospect communications, ensuring follow-up aligns with company standards. 
  • Tracks and analyzes weekly traffic and closing ratios to support leasing performance. 
  • Manages the details of move-ins and move-outs, including unit inspections and resident onboarding. 
  • Maintains accurate property records by updating Yardi daily and promptly reporting incidents as needed. 
  • Provides additional on-site training to staff as needed, ensuring proper knowledge transfer and skill development. 

QUALIFICATIONS:

  • Minimum of 2 years of recent experience in new construction lease-up. 
  • At least 2 years of on-site Community Manager experience, with proven ability to manage leasing processes and property performance. 
  • Proficient in Yardi Voyager Software for property management and leasing operations. 
  • Familiarity with federal, state, and local housing regulations and compliance requirements, including programs like Section 42 and Section 8. 
  • Highly organized with strong time-management skills, able to develop and maintain schedules to meet occupancy goals and deadlines. 
  • Excellent communication and interpersonal skills, with experience working collaboratively with on-site teams and regional leadership. 
  • Must reside in one of the following states: AL; AR; AZ; CA; CO; CT; FL; GA; IA; ID; IL; IN; KS; LA; MA; MD; MI; MN; MO; MS; MT; NC; NE; NM; NV; OH; OK; OR; PA; SC; SD; TN; TX; UT; VA; WA; or WI.

BASE COMPENSATION: $75,000 - $85,000 / year
