We are seeking a Mortgage Disclosures Specialist to join our team and ensure full compliance with mortgage lending regulations. In this key position, you will be responsible for the accurate preparation and timely delivery of required mortgage disclosures, including Loan Estimates, Closing Disclosures, and Good Faith Estimates, in strict adherence to TILA, RESPA, TRID, and other relevant regulations. You will collaborate closely with loan officers, processors, underwriters, and the compliance team to ensure all disclosures meet regulatory deadlines and requirements. In This Role You Will:
- Ensure the accurate preparation and delivery of required mortgage disclosures (e.g., Loan Estimate, Closing Disclosure, Good Faith Estimate) in compliance with TILA, RESPA, TRID, and other relevant regulations.
- Work with loan officers, processors, and underwriters to gather the necessary information to prepare and send disclosures within required timelines. Ensure all loan disclosures are consistent with loan terms and regulatory requirements.
- Stay current with changes in federal and state regulations affecting mortgage disclosures, including any updates to TRID guidelines, and apply these changes in daily operations.
- Review loan files and disclosures for accuracy and completeness. Resolve any discrepancies, including errors or missing information, promptly and ensure that all disclosures meet regulatory deadlines.
- Ensure that all required TRID disclosures are delivered to borrowers within the prescribed timeframes (e.g., 3 days for Loan Estimate and 3 days prior to closing for Closing Disclosure) and track disclosure timelines.
- Act as a liaison between the mortgage operations team and the compliance department, ensuring all regulatory requirements are communicated clearly and effectively across departments.
- Assist in creating and maintaining accurate records of compliance activities, including documentation related to disclosures and regulatory filings. Help prepare for internal and external audits, providing necessary documentation.
- Provide training and guidance to loan officers, processors, and other team members on compliance regulations related to disclosures, keeping them informed about any changes in the regulatory landscape.
- Identify any potential compliance issues related to mortgage disclosures, suggest process improvements, and work with relevant teams to mitigate risks and prevent regulatory violations.
- Ensure that updates to compliance requirements, including changes in state or federal law, are communicated promptly to the mortgage operations team. Work closely with compliance officers to ensure new regulations are implemented in all workflows.
- Maintain accurate records in the loan origination system (LOS) and compliance tracking tools, ensuring that all data related to disclosures and compliance are up to date.
Requirements:
- 3+ years of experience in mortgage operations or compliance-related roles, preferably with a focus on disclosures.
- Strong working knowledge of TRID, TILA, RESPA, and other relevant mortgage lending regulations.
- Experience working with systems (Encompass, Mavent, SmartFees) and compliance tracking tools.
- Excellent knowledge of mortgage lending compliance regulations, especially related to disclosures.
- Strong communication skills, with the ability to explain regulations to non-compliance staff.
- Detail-oriented with strong organizational skills and the ability to meet deadlines in a fast-paced environment.
