The Details:
The Asset Management Coordinator will be responsible to support the Regional Maintenance Team with the execution of planned maintenance programs, capital planning, and project execution for critical systems. Project Management and scheduling teams for NSPIRE Inspections. This role is the liaison between vendors/contractors and internal partners to manage asset projects. Specific duties include:
- Oversee physical project activities with Director of Asset Management and Regional Managers and site staff to maintain Monroe’s asset while minimizing disruption to the residents. If necessary, coordinate a response with the construction team, property teams, development team, accounting, communications, legal, and local officials per Monroe established standards.
- Develop scopes of work, follow up on proposals and bids for capital improvement, casualty and/or large-scale maintenance projects for Monroe Properties.
- Work at direction of the Director, Asset Management and, when applicable, in conjunction with the Operations to develop scopes of work.
- Establish and track meetings for NSPIRE preparation, preventative maintenance projects, and work with onsite teams to ensure proper protocol prior to inspections.
- Monitor and analyze Happy Co information, ensuring accuracy and efficiency
- Assist with tracking and oversight of Capex trackers, insurance claims, project management trackers, NSPIRE inspections, and ensure all documents are received and tracked accordingly.
- Work with Director of Asset Management and Regional Maintenance Managers to coordinate, oversee, and monitor project activities to assure that projects are completed within prescribed schedules and budgets, in compliance with Monroe policies and procedures, and in accordance with federal, state, and local regulations.
- Review annual Capital Expenditure budgeting for Monroe Properties and make recommendations to the Asset Management and Operation Departments.
- Provide analytical, process and administrative support to the Regional Maintenance team, including monthly reporting and coordination of inter and intra team meetings, and credit card spending and coding.
- Some travel to properties to offer support as needed for Asset Management team and/or Operations team

Requirements
EDUCATION and EXPERIENCE:
· Four-year college degree in a related field (preferred)
· 3+ years of Project Management experience (preferred)
· Efficient communication skills and ability to maintain relationships
· Familiarity with scheduling program such as Microsoft Project a plus
· Organizational skills
· Employee must be able to walk each property in its entirety
· Employee must be willing to travel 30% of the time
