Role OverviewAs part of the Central Construction Operations organization, the Procurement Team is a service-provider to our Local Market construction teams, and works closely with Central Construction Services.  The Procurement Team is composed of Estimating, Purchasing and Homebound Network teams. 
As a member of the Purchasing Team, the Purchasing Agent will be responsible for supporting Homebound’s purchasing process within the overall procurement strategy.  The Purchasing Agent is responsible for executing on all buyout-related tasks through the life of project after handoff from the Estimator in the RFP Phase.  The Purchasing Agent is also responsible for generating the obligating documents that procure labor & materials at the appropriate quality, best value and within prescribed timeframes to support home construction. This role reports directly to the BOOL (Build On Our Lot) Procurement Lead.

What You'll Do

  • Purchasing: Work with Estimators to build budgets with accurate scopes of work for all new projects
  • Manage all buy-out related tasks after handoff from Estimators in the RFP phase
  • Facilitate the distribution of RFPs through Homebounds tech platform as  required
  • Collaborate with construction operations team members to develop construction schedules with adequate lead times for procurement of labor and materials
  • Develop trade and SKU management tools to properly validate accuracy to plans and scope, track/communicate lead times, and ensure seamless delivery/install in the field
  • Own the execution of purchase orders and project specific agreements based on agreed upon Scopes of Work in cooperation with other construction team members
  • Ensure purchase orders are released in accordance with the agreed upon construction schedule
  • Escalate prospective budget overruns to construction operations team members as outlined in the Homebound Operating Model
  • Support the maintenance of budget templates and scopes of work for projects; Enter estimates into Homebound’s tech platform to set up new projects
  • Support Project Managers and Area Managers by maintaining flow of information to and from the field and answer questions about scope, price changes, lead-times and availability. Assist in recruiting new qualified, subcontractors and suppliers, in addition to maintaining and improving relationships with existing builder network and suppliers; work closely with Builder Operations/Central teams on overall network of contractors
  • Assist Estimator in setting up finish-end design program documents and selection-based material logs in collaboration with Homebound’s internal Architecture and Design team
  • Contribute to the library of Homebound scopes of work, unit pricing for materials and labor, and documents relating to trade and supplier contract management
  • Utilize only specified Homebound tech platforms to accomplish your work. Ensure company information is only kept within software or on platforms specifically approved for purchasing functions by the Director of Procurement
  • Construction Support: When Local Construction Teams run into issues with Trade Partners or Supplier Partners (or our Partners have issues with our team), investigate/research and resolve issues (e.g., billing, missing milestones, scope clarifications, and/or missing paperwork)
  • Co-manage Local Team with all ‘Change Events’ and ‘Extras’ cost management
  • Assist Local Team and Finance personnel with job cost coding
  • Assist Design Team with bidding, scheduling, and purchasing of design finishes and change orders as needed

What You'll Bring

  • At least 3 years of Procurement experience in Custom Homebuilding and/or Production Homebuilding environments
  • Demonstrated ability to work across teams, including Growth, Construction Operations, and Finance to solve critical business problems 
  • Skilled at using data to inform decision-making
  • Strong background in MS Excel and able to efficiently organize data using program shortcuts and table creation
  • Analytical, problem-solving, organizational, presentation, interpersonal, and communication skills
  • Strong attention to detail and ability to manage multiple projects at once
